Detailed-Design-&-DocumentationThe design and build process for each Catalyst Homes house is outlined in detail here – but remember that your Catalyst Homes project director will be working alongside you, and will answer any questions you may have, at any stage of the process. We’re here to make building your new home a simple and enjoyable process.

The process for building any one of our new home designs is similar, although the Custom range requires more time and input, and a pre-designed Ready-To-Build house is simplest and swiftest, as the plans have been completed already.

Our process is designed to take your building process from house plan to new home as easily and smoothly as possible, and with our modular build technology and pre-fab construction processes, most of the work has already been done for you!

Design Choice
You choose the Catalyst Homes Design you want to build. We will discuss your choice with you and make suggestions that take into consideration the site, your budget and your requirements.

Confirm Siting, Options, Budget & Timeline
The siting of the building will be confirmed (survey usually required). As there are optional items in the specification of standard Catalyst plans, such as cladding and kitchen details etc, these will be fully discussed and your selections priced. The timeline will be confirmed with the client, suppliers and build team.

Manufacture and Build Contracted
The full contract for your new home is presented for your approval. The progress payment schedule is confirmed and an initial payment is made.

Off Site Pre Construction
The off-site portion of the construction is commenced and scheduled to be completed for delivery to match up with the on-site preparations.

On Site Build
The site is prepared for the delivery of all pre-constructed elements and other items such as water tanks are installed. Pre-built components are delivered for assembly on site, and additional completed items such as your garage and driveway are completed.

Observation & Completion
During all the construction phases, the Catalyst Homes team will carry out specified checks and complete the documentation to ensure code of compliance and HomestarTM certifications are issued and all items are complete. We intend to build you a new home you will love living in!

Design Choice & Modifications
We’ll work with you to help you select the best new home design for you, taking into consideration the site, your budget and your requirements. We will use our ready-to-build range as the base for your personalised innovations, and talk about what changes you would like to make to the floor plans and design. We will create a new set of personalised drawings for your new home design. Any budget changes due to alterations will be discussed and finalised at this point.

Design Brief
A Catalyst Homes consultant will visit your building site with you to get the feel of the land and identify opportunities and challenges presented by the natural environment. Then it’s time for us to listen. We will take the time to sit down and fully flesh out all your ideas, requirements, your ‘wish list’, design preferences and budget for your new home. It can take a couple of meetings to ensure we have fully explored everything and you are feeling completely confident. All the information gathered will be written up and presented to you on a Catalyst Homes agreement. A preliminary new home budget and a draft timeline are included. Based on this information you can select which Catalyst Homes range of home will work best for you.

Preliminary Concept
This is the Catalyst Homes step that ensures everyone is on the same page. We commence work with a sketch plan and elevations of the new home design. Depending on the architect, this will be hand drawn or a CAD presentation.

This is to ensure that our interpretation of the brief reflects your vision in a way that inspires you. There are always changes at this point, as this is the first house plan in our iterative process.

Your New Home Design
3D specifications, refined budget, builder on board!

The draft design and all information from our discussions are moved into a CAD program that allows us to generate 3D models and continue this collaborative process until you are happy to sign off your new house plans. This allows us to present a finalised Catalyst budget and detail all specifications for the builders.

The CAD design and specifications for your new home contain all the information needed for one or more of our builders to give an accurate estimate on the construction, cost to build and timeframe.

Choosing a builder before commencing the working drawings of your new home ensures the project team is formed early in the build process. Builders require working drawings to provide a contract price, so we include our builder at this stage.

Detailed Design & Documentation
The working drawings and all documentation required for a new home building consent (including resource consents if required) and HomestarTM rating (if required) are all produced. This may include other consultants and engineers where required. All the creative input is distilled onto paper and very detailed specification for the council and the build team.

Contract & Consent
The detailed build contract is finalised and the required applications lodged and moved through the appropriate processes. Building consents are issued.

Build, Observation & Completion
Build – The vast majority of decisions have been made in the design stages so the build process will proceed with velocity.

Observation – The architect is responsible for attending appropriate meetings and carrying out observations to ensure the construction of your new home and all details specified are on target.

Completion – It is our aim that on completion and with the issue of your Homestar rating and building compliance, you will be delighted to move into your new energy smart home!
