A Catalyst Homes consultant will visit your building site with you to get the feel of the land and identify opportunities and challenges presented by the natural environment. Then it’s time for us to listen. We will take the time to sit down and fully flesh out all your ideas, requirements, your ‘wish list’, design preferences and budget for your new home. It can take a couple of meetings to ensure we have fully explored everything and you are feeling completely confident. All the information gathered will be written up and presented to you on a Catalyst Homes agreement. A preliminary new home budget and a draft timeline are included. Based on this information you can select which Catalyst Homes range of home will work best for you.
This is the Catalyst Homes step that ensures everyone is on the same page. We commence work with a sketch plan and elevations of the new home design. Depending on the architect, this will be hand drawn or a CAD presentation.
This is to ensure that our interpretation of the brief reflects your vision in a way that inspires you. There are always changes at this point, as this is the first house plan in our iterative process.
Your New Home Design
3D specifications, refined budget, builder on board!
The draft design and all information from our discussions are moved into a CAD program that allows us to generate 3D models and continue this collaborative process until you are happy to sign off your new house plans. This allows us to present a finalised Catalyst budget and detail all specifications for the builders.
The CAD design and specifications for your new home contain all the information needed for one or more of our builders to give an accurate estimate on the construction, cost to build and timeframe.
Choosing a builder before commencing the working drawings of your new home ensures the project team is formed early in the build process. Builders require working drawings to provide a contract price, so we include our builder at this stage.
Detailed Design & Documentation
The working drawings and all documentation required for a new home building consent (including resource consents if required) and HomestarTM rating (if required) are all produced. This may include other consultants and engineers where required. All the creative input is distilled onto paper and very detailed specification for the council and the build team.
Contract & Consent
The detailed build contract is finalised and the required applications lodged and moved through the appropriate processes. Building consents are issued.
Build, Observation & Completion
Build – The vast majority of decisions have been made in the design stages so the build process will proceed with velocity.
Observation – The architect is responsible for attending appropriate meetings and carrying out observations to ensure the construction of your new home and all details specified are on target.
Completion – It is our aim that on completion and with the issue of your Homestar rating and building compliance, you will be delighted to move into your new energy smart home!
